A single lease is a lease agreement where all tenants are on it (as opposed to an individual lease, where each tenant has their own lease agreement). At Colonies, we have two options: with or without solidarity.
Solidarity is a clause that stipulates several things:
- You are jointly and severally liable for the payment of the rent
- In case of departure from the flatshare, except in the case of departure of all the tenants at the same date, you are obliged to find a replacement. Your departure from the flatshare will be correlated to the arrival of the next tenant in your room, within a maximum period of 6 months.
Of course, Colonies will assist you in the search for a replacement and each file is carefully analyzed (including guarantors).
Without solidarity, tenants are not jointly and severally liable for rent, and if you leave, the one month notice period begins on the date of your notice of departure, and you are not required to find a replacement.
